The successful candidate for this position will possess the skills and aptitude for the following tasks:
1. Develop a full understanding of company policies and the Employee Handbook.
2. Perform daily property walks
3. Inspect & maintain building systems (heating, ventilation, etc.)
4. Ensure condition of property grounds are clean, safe, and cleared of any debris, trash, or weather-related matters, report and suspicious activity immediately
5. Proactively fix and repair items as identified and reported by residents
6. Complete and log quarterly preventative maintenance
7. Respond quickly to deficiencies found in preventive maintenance inspections
8. Prepping apartments for make-ready turns within 3-5 days
9. Monitor inventory of materials & equipment
10. Ensure effectively & timely follow up with residents, vendors, and property management team on all maintenance services provided
11. Respond to all on-call emergencies. Contact resident within 15 min of receiving a call and provide ETA not to exceed 1 hour
12. Respond to all maintenance request within 24 hours
13. Follow up on all unresolved open work orders
Position Requirements:
1. High school diploma or equivalent
2. Ability to move/lift up to75 pounds as needed
3. Speak, read, and write Basic English
4. May be required to meet certain certifications in the field
5. Minimum 3 years’ experience in the field or related area
6. Should have direct knowledge of HVAC, boilers, plumbing, electrical, appliance repair, painting/sheetrock, floor covering/tile, pool cleaning and repairs. (HVAC certification is required as it applies to any HVAC responsibilities)
7. Required to be on call as necessary
8. Availability to work evenings and weekends according to business needs of the company
9. Knowledge with a variety of the field’s concepts, practices, and procedures
10. Requires a certain degree of creativity and latitude
11. Employee must be able to perform the essential functions of this position with or without reasonable accommodation
12. Have valid driver's license as well as reliable transportation to report to and from work
13. Successfully pass both a criminal and drug screen testing
